Lots That Handle Trucks, Traffic and Storm Water
Parking lot paving is a bigger version of a driveway with harder problems. A lot carries delivery trucks, garbage trucks and steady turning traffic, and its large flat surface collects a lot of water in a Bossier City downpour. Cost guides call for 4 inches or more of asphalt on commercial lots, over a thicker base than a home driveway. Getting the grade right matters as much as the thickness: water has to reach inlets, curb openings or ditches without ponding in drive lanes.
Who we pave for
Retail strips and restaurants along the busy corridors, churches, medical and professional offices, apartment complexes, warehouses and shops. Many of these lots in Bossier City and Shreveport were built decades ago, and the population numbers show why: Bossier City more than doubled between 1950 and 1960, from 15,470 to 32,776 people, then added another 11,000 by 1970. Pavement from those building waves has often been overlaid several times and has little life left in its base.
Planning the lot
- Traffic: where trucks enter, turn and park, which gets heavier pavement
- Drainage: slopes to inlets or curb openings, with no flat spots in drive lanes
- Layout: stall count, aisle widths and the accessible spaces the lot needs
- Phasing: paving in sections so a business stays open
- Access: whether the entrance connects to a city street or a state highway, which brings in Louisiana DOTD's access connection permit
Rebuild or overlay?
If a lot is cracked but its base is sound, milling and an overlay can add years for less money. If drive lanes are rutted, soft or potholed, the base has failed under traffic, and those areas need full-depth repair or reconstruction. Most older lots end up with a mix: full-depth patches where the base failed, then a new surface over the whole lot. We mark the failed areas on a site sketch so you can see what you are paying for.
Keeping it open
We can pave in phases, keep an entrance open, and schedule around business hours. Fresh asphalt in summer needs to cool before traffic goes on it, so we plan the order of work to keep at least part of the lot usable.
After paving
New lots get striping once the surface has cooled, and sealcoating once it has cured. Sealing every few years and sealing cracks before water gets into the base are the cheapest ways to stretch the life of a lot that cost tens of thousands of dollars to build.
What This Covers
A commercial paving job covers grading, base, asphalt and the finish work that makes a lot usable.
Grading and drainage
Slopes set to inlets, curb openings or ditches; no ponding in drive lanes.
Heavy-duty base
Thicker compacted stone where trucks and dumpsters travel.
Asphalt surface
Commercial-thickness hot mix, placed by paver and rolled.
Full-depth repair
Failed sections cut out and rebuilt before an overlay.
Layout and striping
Stalls, aisles, accessible spaces, arrows and fire lanes.

Parking Lot Paving Questions
How often should a parking lot be repaved?
HomeAdvisor puts repaving at roughly every 15 to 20 years, with sealing and crack repair in between. Lots with poor drainage or heavy truck traffic wear out faster.
Can you pave while we stay open?
Usually. We split the lot into sections, keep an entrance open and work around your busiest hours.
Do we need to add accessible parking when we repave?
Restriping or repaving is a good time to check the lot against the ADA Standards for the number, size and location of accessible spaces. We lay out the striping plan with that in mind.
What causes ponding in a lot?
Flat spots, settled areas and inlets set too high. Fixing it means regrading or rebuilding those areas, not just adding a layer on top.
Do we need a DOTD permit?
If your entrance connects to a state highway and the work changes the connection, Louisiana DOTD handles the access connection permit. We tell you at the walk-through whether that applies.
